Establish the home and claimant
Identify the main home in Cyprus and keep the lease or ownership and loan documents as relevant. For loan interest, the law addresses ownership and borrowing in the name of at least one spouse or civil partner, or the qualifying single person. Check the actual family arrangement rather than assuming every adult in a shared home has the same entitlement.
A qualifying single person has a specific statutory definition involving living alone and not living with other adults or dependants. “Unmarried” is not a complete substitute for that definition.
Apply the income and expense tests
The family-income ceilings are €100,000 with no children or up to two, €150,000 with three or four and €200,000 with five or more. The statutory single-person ceiling is €40,000. Use the defined family income, not simply the claimant’s taxable income after deductions.
Keep annual rent-payment evidence or a lender certificate separating interest from principal. The loan must meet the performing-loan condition, including the specified treatment of a restructured loan paid without arrears. Relevant public grants, subsidies or allowances reduce the expense used for relief.
Calculate the allowed amount
For illustration, an eligible claimant with €1,500 qualifying expense can claim €1,500, not the maximum €2,000. With €3,000 qualifying expense, the cap limits that claimant’s deduction to €2,000. At an assumed 30% marginal rate across the whole deduction, €2,000 saves €600 income tax.
Coordinate the household’s supporting records and allocation. Do not invent extra expenditure, treat principal as interest or apply the relief to a holiday or investment property. Check the statutory rent-payment requirements; non-compliance with the referenced payment provisions can prevent relief.
Complete the annual claim
Section 14B requires timely relevant returns and the specified consent between spouses or civil partners regarding tax information. Employees should support the payroll claim and reconcile it at year end through the return.
Use the TD59 checklist and examine child deductions separately. A landlord’s rental-business expenses are a different matter from this main-home relief.
